Evictions 

An eviction, also known as an unlawful detainer lawsuit, is a "summary" court procedure through which a tenant can be removed from a property for failure to pay rent, damaging the property, creating a nuisance, or for breaching a covenant in their lease agreement.  The court action moves forward very quickly, and that means the time given to tenant to respond to the lawsuit is very short. Usually, the tenant has only five days, including weekends, to file a written response to the lawsuit after being served with a copy of the Unlawful Detainer Complaint. And normally, a judge will hear and decide the case within 20 days after the tenant files an answer.
